Knowing what is coming on the foreclosure market is vital in today's real estate market. It is important for sellers to know what the future competition holds. If you know there are five homes on your street that are in pre-foreclosure (green circles), then waiting a few months might be a bad idea. I find it difficult to sell a home when there are aggressively priced repos in the immediate area. The reverse is the same for buyers. If you know there are twice as many homes that meet your criteria in some form of foreclosure than on the market, then maybe you should hold off for what you really want. Personally we keep an eye on the foreclosure market for both our buyers and sellers.
